Payments & Deposit
  • Booking is confirmed after payment. We need 100 % of the rent within 5 days of the invoice date (20 % deposit for winter lets; balance 4 weeks before arrival).
  • Security deposit € 250. Refunded within 7 days after checkout, provided no damage or excessive utilities are recorded.
  • Extra costs. Final cleaning, long-stay gas/electric and any add-on guests are invoiced separately.
  • Travel & cancellation insurance strongly advised. If you cancel outside the grace period, up to 100 % of the rent can be due.
Arrival & Departure
  • Check-in: from 15:00 (3 p.m.) - Check-out: by 11:00.
  • Any weekday works for arrival/departure. Early or late times = possible on request and may incur a fee.
  • Digital key-box lets you arrive independently; we’re one WhatsApp away if something isn’t clear.
During Your Stay
  • Guest limit = names on your booking. No unregistered overnights, no sub-letting.
  • No pets & no smoking inside the apartment.
  • Respect the property. Report damage immediately; loss of keys or breakages will be deducted from the deposit.
  • Keep it tidy when you leave. Run the dishwasher, strip the beds, bin the rubbish; professional final clean is mandatory and already on your invoice.
  • Energy savvy. Switch off A/C and electronics when you head out.
Cancellations & Complaints
  • Cancellation charges. After the free-cancellation window, costs rise to a maximum of 100 % of the rent.
  • How to cancel. Email us; it’s official once we confirm receipt.
  • Problems during your stay? Notify us within 24 h after check-in (or as soon as an issue occurs) so we can solve it.
  • Unresolved disputes fall under Dutch law (see full House Rules, Art. 17).
